General rental conditions
Article 1
This seasonal rental contract is reserved for the exclusive use of the rental of gîtes located at the Manoir de Goaz Froment, place called Goas Froment, 22420 Le Vieux-Marché / France, managed by the individual company Blanche Mühlmann, SIRET 41074833900026.
Under no circumstances can the sole proprietorship Blanche Mühlmann be held liable in the event of its contracts being used by third parties or for purposes other than tourism.
Article 2
Length of stay
The client signing this contract concluded for a fixed period may not under any circumstances claim any right to remain on the premises at the end of the stay.
Article 3
Conclusion of the contract
The reservation becomes effective once the tenant has sent the owner a deposit of 30% of the total rental amount. By paying this deposit, the tenant accepts the General Terms and Conditions of Sale.
The rental concluded between the parties to this deed may not under any circumstances benefit, even partially, third parties, whether individuals or legal entities, unless the owner agrees in writing.
Any breach of this last paragraph may result in the immediate termination of the rental due to the tenant's fault, with the rental proceeds remaining definitively acquired by the owner.
Article 4
Cancellation by the tenant
Any cancellation must be notified by registered letter or email (with acknowledgment of receipt) to the owner.
4.1 Cancellation before arrival at the premises:
The deposit remains with the owner.
The owner may request the balance of the amount of the stay if the cancellation occurs less than 30 days before the scheduled date of entry into the premises. If the tenant does not show up within 24 hours of the arrival date indicated on the contract, this contract becomes null and void and the owner may dispose of his/her gîte. The deposit also remains with the owner who will request the balance of the rental.
4.2 If the stay is shortened:
The rental price remains the property of the owner. No refund will be made.
Article 5
Cancellation by the owner in the event of force majeure (bad weather, fire, etc.).
The owner returns the full amount paid to the tenant.
Article 6
Arrival
You will be welcomed by the owner or his representative at the time mentioned on the contract between 5pm and 7pm. It is requested to contact the owner by phone (or sms/WhatsApp) to give the approximate time of arrival.
In case of late or delayed arrival, the tenant must notify the owner.
Request an inventory of fixtures upon arrival and departure.
Departure
The rental must be vacated before 10 a.m. if not otherwise indicated in your contract.
In case of early or nighttime departure, notify the owner
(see article 9).
Article 7
Payment of balance
The balance of the rental is paid upon entry to the premises. It is possible to pay it in advance by bank transfer.
Article 8
inventory
An inventory is drawn up jointly and signed by the tenant and the owner or his representative upon arrival and departure from the gîte. This inventory constitutes the only reference in the event of a dispute (welcome form/charges and services).
The cleanliness of the gîte upon the tenant's arrival is noted in the inventory.
The amount of the cleaning service is specified on the accommodation description sheet.
If the tenant has not taken the cleaning service, the gîte must be returned clean and tidy as on arrival. If this was not the case, the cleaning service is invoiced upon departure. The details of the cleaning to be done can be found on the cleaning sheet at the gîte.
Article 9
Security deposit or surety
Upon arrival of the tenant, a security deposit will be requested by the owner. The amount is indicated on the booking documents. The deposit can be paid by check (French banks only), in cash or by credit card.
After the contradictory establishment of the exit inventory, these deposits are returned, less the cost of restoring the premises if damage was noted.
In the event of early departure (before the time mentioned in the contract) preventing the establishment of the inventory on the same day as the tenant's departure, the security deposit is returned by the owner within a period not exceeding one week.
Article 10
Use of premises
The tenant must ensure the peaceful nature of the rental and use it in accordance with the intended purpose of the premises.
Article 11
Capacity
This contract is established for a maximum capacity of people. If the number of tenants exceeds the capacity, the owner may refuse the additional people. Any modification or termination of the contract will be considered at the initiative of the customer.
Maximum capacity:
Maison du Four = 2 people
La Grange = 4 people
La Métairie = 4 people
Article 12
Insurance
The tenant is responsible for all damages caused by him. Check with your usual insurance company and see if your multi-risk home insurance policy includes an extension for holiday rentals. If not, it is advisable to take out adequate insurance.
Article 13
Charges included and not included
At the end of the stay, the tenant must pay the owner for charges not included in the price.
Their amount is established on the basis of calculation mentioned in the rental contract and in the description sheet and proof is provided by the owner.
The rental price includes 8 kWh of electricity per day. Additional consumption will be payable directly to the owner at the end of the stay. These consumptions are subject to a contradictory statement at the beginning and end of the stay. The price of the KW/h is indicated on the inventory sheet.
Firewood (compressed logs) is sold at cost price.
The following charges are included: gas, water, internet connection (wifi). The tenant benefits from a fiber optic connection — the speed is approximately 250 Mb. The owner is not responsible in the event of a network failure. No compensation can be requested from the owner.
Household and bathroom linen as well as sheets are provided. Beds are made upon the tenant's arrival.
Tourist tax: The amount is voted each year by the Lannion-Trégor-Communauté (LTC) inter-municipal authority. This tourist tax is collected by the owner on behalf of LTC.
Article 14
Disputes
Any complaint regarding the condition of the premises and the condition of the description during a rental must be submitted to the owner within 3 days of entering the premises. Any other complaint must be sent to him no later than eight days after the end of the stay by registered mail.
Article 15
Animals
Animals are not allowed.
Article 16
Residence certificates
Some establishments or works councils grant holiday allowances. We can issue a certificate or invoice provided that the stay has been completed.
Article 17
Payment accepted
We accept cash, bank cards, Bancontact, Giropay, checks (French banks only), bank transfer, ANCV holiday vouchers. Payment is made via a secure server.
